Are you going to be a buy and hold investor or a <a href=\"https:\/\/propertyonion.com\/education\/rehabbing-a-fix-flip-a-beginners-overview\/\" target=\"_blank\">fix and flip investor<\/a>?<\/p>\n<p>Maybe a bit of both?<\/p>\n<p>What do you really want to achieve from getting into real estate? What excites you most about real estate?<\/p>\n<p>These are all very simple yet important questions. When times are tough, you should recall your answers to ground yourself. As we move through this list, your why will be at the center of each step that systemizes your path to purchasing a piece of property.<\/p>\n<p><a href=\"https:\/\/howofhousing.com\/the-2-most-important-questions-to-ask-yourself-before-buying-a-home\/\" target=\"_blank\" rel=\"noopener\">Know your why<\/a>.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"2_Pay_Yourself_First\"><\/span>#2: Pay Yourself First<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>I am an avid reader.<\/p>\n<p>One of the first books I read when I started getting serious about real estate<\/p>\n<p>was <a href=\"https:\/\/www.amazon.com\/Richest-Man-Babylon-George-Clason\/dp\/1505339111\" target=\"_blank\" rel=\"noopener\"><em>The Richest Man in Babylon <\/em>by George Clason<\/a>.<\/p>\n<p>Not only is it a quick read (100 pages cover to cover), but it is also packed with foundational insights for building wealth.<\/p>\n<p>Most people who have read this book agree there is one lesson that stands out the most:<\/p>\n<p><strong>Pay yourself first.<\/strong><\/p>\n<p>What does this mean?<\/p>\n<p>Rich people pay themselves first. When they receive their paycheck, they do not pay off a credit card or a loan. They do not go spend it on a new shirt or take their friends out to dinner.<\/p>\n<p><strong>The first thing rich people do is take a portion of their income and put it into a savings account for them to use on something they really want (like real estate).<\/strong><\/p>\n<p>If you are tight on money every month, start by saving 5% of your income. Not enough? Go to 10%. 20% is really where you start to see your savings grow. When you find the property you\u2019ve been looking for, you\u2019ll have the funds ready to go.<\/p>\n<p>Pay yourself first \u2014 you won\u2019t regret it.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"3_Educate_Yourself\"><\/span>#3: Educate Yourself<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>As I mentioned previously, I read often.<\/p>\n<p>Personally, I like non-fiction, but any reading is good for your brain and leaves you feeling a little sharper than you felt before you picked up that book.<\/p>\n<p><strong>I recommend non-fiction for first-time real estate investors.<\/strong> Specifically, non-fiction real estate books.<\/p>\n<p><a href=\"https:\/\/propertyonion.com\/education\/7-real-estate-investor-books-to-help-you-crush-2021\/\" target=\"_blank\">Here is a great list<\/a>. Pick out some of the real estate\u2013related books and start learning more about real estate investing.<\/p>\n<p>Use all that <a href=\"https:\/\/propertyonion.com\/education\/\" target=\"_blank\">PropertyOnion.com<\/a> has to offer. Find more articles and blogs. Network with other real estate investors. Start talking X\u2019s and O\u2019s.<\/p>\n<p>During this ramp-up time, you\u2019re still stashing away 5%, 10%, or more into your savings. The more you can learn about how real estate works while waiting to buy a home, the better.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Quick_Recap\"><\/span>Quick Recap<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>If you haven\u2019t noticed yet, you\u2019ve already got some <a href=\"https:\/\/propertyonion.com\/education\/how-to-systemize-real-estate-investing-with-small-goals\/\" target=\"_blank\">micro goals<\/a> under your belt.<\/p>\n<ol>\n<li>\n  Know your why<\/li>\n<\/ol>\n<p>Micro goal: Really think about why you want to get into real estate. Ask yourself some questions and research others that are important to consider. Put pen to paper here.<\/p>\n<ol>\n<li>\n  Pay yourself first<\/li>\n<\/ol>\n<p>Micro goal: Save at least 10% of monthly income in a savings account that you will use to buy your first property.<\/p>\n<ol>\n<li>\n  Educate yourself<\/li>\n<\/ol>\n<p>Micro goal: Learn the X\u2019s and O\u2019s. Learn how to talk the talk. Take advantage of the countless books out there by authors who have been in your shoes starting out as a new real estate investor.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"4_Analyze_Your_Market\"><\/span>#4: Analyze Your Market<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Now you\u2019re starting to save on a monthly basis. You\u2019re networking and have built a foundation of real estate investing knowledge while keeping tabs on the reasons you\u2019re getting into real estate in the first place.<\/p>\n<p>Now is when the fun begins. <strong>It\u2019s time to get into the weeds!<\/strong><\/p>\n<p>If you haven\u2019t already, you should now <a href=\"https:\/\/propertyonion.com\/education\/realistic-goals-when-getting-into-real-estate-investing\/\" target=\"_blank\">start analyzing deals<\/a>.<\/p>\n<p>Look at properties listed online. Daily.<\/p>\n<p>Run the numbers. Daily.<\/p>\n<p>Based on what a property would rent for, does it make financial sense for you to invest your money into it?<\/p>\n<p>The numbers to consider are simple. It is gross rent less your monthly obligation on the property.<\/p>\n<p>Your monthly obligation is based on the potential mortgage payment, taxes, insurance, projected utilities, property management fees, lawn care (if required), snow removal (if required), 5% of gross rent for future repairs on the property, and 5% of gross rent for future capital expenditures on the property.<\/p>\n<p>It\u2019s always safe to throw in a little extra monthly obligation to be safe.<\/p>\n<p>This can seem like a lot, likely because it is. At first.<\/p>\n<p>After you have done the legwork to establish general figures for property management fees and <a href=\"https:\/\/propertyonion.com\/education\/see-how-to-increase-your-rental-profits\/\" target=\"_blank\">what rents are<\/a> for one bedroom or two bedroom properties, you will start to see knowledge compounding in your head.<\/p>\n<p>So, after you\u2019ve calculated gross rent less monthly obligation, the question becomes, <strong>is the return on investment worth it?<\/strong><\/p>\n<p>Put another way, is the money left over each month enough to justify you investing your money in it?<\/p>\n<p>I don\u2019t want to get too elaborate here, but you get the point: analyze deals!<\/p>\n<p>The more you analyze, the better you\u2019ll become at spotting a great deal as soon as it hits your market, allowing you to put an offer in quicker than the other guys and gals (i.e., your competitors).<\/p>\n<p>IF YOU STOP READING THIS HERE, YOU WILL NOT SUCCEED!<\/p>\n<h2><span class=\"ez-toc-section\" id=\"5_Take_Action\"><\/span>#5: Take Action!<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Now that you\u2019ve saved money each month, learned the X\u2019s and O\u2019s of real estate investing, networked with local real estate investors, analyzed <strong>every<em> <\/em><\/strong>listing in your market, and established a good team, it\u2019s only a matter of time.<\/p>\n<p>Though it may seem like you\u2019ve put the work and the time in and your deal is right around the corner, do not sit back now!
