While South Florida has long been the top U.S. destination for international buyers, residents of other states are relocating here in large numbers, seeking warm weather, lower taxes, and a more relaxed lifestyle.&nbsp;<\/p>\n\n\n\n<p>In 2022, Florida ranked first in&nbsp;<a href=\"https:\/\/tampabayedc.com\/news\/how-many-people-moved-to-florida-this-past-year\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">total net migration<\/a>, the difference between the number of people moving in and moving out of a state. The total population gain last year was 185,000, the largest number to date for residents moving in year-to-year. The Sunshine State also ranked first in domestic migration, second in international migration, and topped all other states with the number of people moving in per day. That total population now ranks third in the nation, surpassed only by California and Texas.&nbsp;<\/p>\n\n\n\n<p>Nationwide,&nbsp;<a href=\"https:\/\/www.cbsnews.com\/miami\/news\/florida-remains-hot-spot-for-people-to-move-to-from-out-of-state\/#tbl-em-lnqur6kmg675cep8je\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Miami<\/a>&nbsp;is the most popular migration destination. Four other Florida cities make the top 10 list:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Tampa<\/li><li>Cape Coral<\/li><li>Orlando<\/li><li>North Port\u2013Sarasota&nbsp;<\/li><\/ul>\n\n\n\n<p>For 2023,&nbsp;<a href=\"https:\/\/www.zillow.com\/learn\/hottest-housing-markets-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Zillow<\/a>&nbsp;ranked two Florida cities in its top 10 hottest housing markets. It makes sense that people from South and Central America are buying homes in South Florida. Miami is often called \u201cthe northernmost city in Latin America.\u201d The <a href=\"https:\/\/propertyonion.com\/education\/huge-migration-out-of-cities-is-the-real-covid-19-real-estate-story\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"migration (opens in a new tab)\">migration<\/a> north concerns more than lingual and cultural affinities, although those are important. Those moving to Florida from Latin America also seek the financial stability offered by the U.S.<\/p>\n\n\n\n<p>As has been true for several years, Colombians make up the largest number of foreigners searching for new homes in Florida, at just over 11 percent. Venezuelans, dealing with&nbsp;<a href=\"https:\/\/travel.state.gov\/content\/travel\/en\/traveladvisories\/traveladvisories\/venezuela-travel-advisory.html#:~:text=Venezuela%20%2D%20Level%204%3A%20Do%20Not%20Travel&amp;text=Reissued%20with%20obsolete%20COVID%2D19,terrorism%2C%20and%20poor%20health%20infrastructure.\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">civil unrest<\/a>, crime, and terrorism in their native land, accounted for 6.9 percent of searches. The other top countries for searches include:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Argentina<\/li><li>Canada<\/li><li>Spain<\/li><li>Philippines&nbsp;<\/li><li>China<\/li><li>Mexico<\/li><li>Germany&nbsp;<\/li><li>India<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Top_Foreign_Buyers\"><\/span>Top Foreign Buyers<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>While Colombia leads the list of foreign nationals searching for Florida real estate, Canada leads the list of&nbsp;<a href=\"https:\/\/www.floridarealtors.org\/tools-research\/reports\/international-home-buyers-sellers-profile-florida\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">top foreign buyers<\/a>&nbsp;by a considerable margin. In 2022, Canadians made up 21 percent of foreign buyers, followed by Colombians and Argentinians, tied at 8 percent. Brazilians are fourth at 6 percent and Peruvians at 4 percent.<\/p>\n\n\n\n<p>When it comes to top foreign buyers by dollar volume, Canadians still lead the way. Brazilians come in second, Colombians third, and Argentinians fourth. Fifth on this list are buyers from the United Kingdom.&nbsp;<\/p>\n\n\n\n<p>For the fifteenth consecutive year, Florida took&nbsp;<a href=\"https:\/\/www.usatoday.com\/story\/money\/2023\/08\/03\/less-foreign-buyers-us-housing-market\/70514322007\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">top honors<\/a>&nbsp;when it came to foreign real estate buyers. The Sunshine State accounted for 23 percent of all foreign purchases, followed by Texas and California tied at 12 percent each. Overall, 42 percent of all foreign buyers paid cash for their homes, compared to 26 percent of existing home buyers.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p>However, a lawsuit has already been filed, arguing the ban is discriminatory.<\/p><\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\">Foreign Buyer Law<\/h3>\n\n\n\n<p>There are likely many foreign nationals who want to buy land in Florida but are no longer permitted to do so. A new&nbsp;<a href=\"https:\/\/www.linkedin.com\/pulse\/floridas-new-ban-foreigners-purchasing-homes-what-you-benjamin-s-kell\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">law<\/a> went into effect on July 1, 2023, that bans buyers from seven foreign countries from purchasing agricultural property in Florida or any property located near military installations or critical infrastructure. The latter category includes airports, power plants, refineries, and chemical manufacturing plants.&nbsp;<\/p>\n\n\n\n<p>The law affects the following countries:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>China<\/li><li>Cuba<\/li><li>Iran<\/li><li>North Korea<\/li><li>Russia<\/li><li>Syria<\/li><li>Venezuela&nbsp;<\/li><\/ul>\n\n\n\n<p>Obviously, these countries were singled out because they pose a potential threat to national security. However, a lawsuit has already been filed, arguing the ban is discriminatory. This&nbsp;<a href=\"file:\/\/\/C:\/Users\/jmegg\/Downloads\/Complaint-Shen-v-Simpson-4-23-cv-2087.pdf\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">lawsuit<\/a>&nbsp;was filed by a group of Chinese nationals who live, work, and raise their families in Florida and Multi-Choice Realty, LLC, a real estate brokerage whose clientele consists primarily of Chinese and Chinese-American people. Note that China stands seventh on the list for foreign searches. The plaintiffs allege that the ban \u201cimposes especially draconian restrictions on people from China.\u201d&nbsp;<\/p>\n\n\n\n<p>There is one exception to these prohibitions. Those with non-tourist visas or who have been granted asylum may buy one residential property of less than two acres that is not within five miles of any Florida military installation. There are more than a dozen such military installations in the state. Many of these military installations are five miles or less from the city centers of Jacksonville, Orlando, Pensacola, Tampa, and Key West.&nbsp;<\/p>\n\n\n\n<p>Whether the ban will affect the <a href=\"https:\/\/propertyonion.com\/education\/11-opportunities-to-expand-your-business-for-2023-in-florida-real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Florida real estate market (opens in a new tab)\">Florida real estate market<\/a> or harm its economy remains to be seen.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p>As it has for decades, Florida remains a top retirement destination for those seeking a lower cost of living in a warm weather climate.<\/p><\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Top_Domestic_Searchers\"><\/span>Top Domestic Searchers<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p>The Lone Star State led the way in domestic Miami real estate searches, but New York remains the top state for purchasing South Florida properties overall. However, compared to other world and U.S. markets, <a href=\"https:\/\/propertyonion.com\/education\/florida-real-estate-investing\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Florida real estate (opens in a new tab)\">Florida real estate<\/a> is a bargain. As of August 2023, the median home price in Florida was $<a href=\"https:\/\/movingtofloridaguide.com\/understanding-the-florida-real-estate-market-from-the-experts.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">415K<\/a>. That\u2019s just slightly below the average median U.S. home price of $417K, according to the&nbsp;<a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Federal Reserve Bank of St. Louis<\/a>. Compare that to the median sale price of homes in the&nbsp;<a href=\"https:\/\/fred.stlouisfed.org\/release\/tables?rid=97&amp;eid=206085#snid=206087\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Northeast<\/a>, at $789,600, or the West at $547,900. While the Midwestern median was $397,600, that is not much of a price difference from the Florida median when taking cold weather into consideration.&nbsp;<\/p>\n\n\n\n<p>While home prices and market rates are expected to continue rising in Florida, overall inventory is still low.
