Are you looking for long-term value appreciation, monthly cash flow, or a quick profit? Your answer to these questions will likely change your investing approach.<\/p>\n\n\n\n<p>Also, consider your investment time horizon. If you\u2019re nearing retirement, you may have a lower&nbsp;<a href=\"https:\/\/www.investopedia.com\/terms\/r\/risktolerance.asp\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">risk tolerance<\/a> than someone who\u2019s young and just starting their career. Consequently, the type of real estate deals you\u2019re willing to enter may be different.&nbsp;<\/p>\n\n\n\n<p>Whatever you do, ensure your investment goals follow the&nbsp;<a href=\"https:\/\/www.forbes.com\/advisor\/business\/smart-goals\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">SMART framework<\/a>. Understand current U.S. market trends<\/strong><\/p>\n\n\n\n<p>With a clear goal in mind, understand current trends that could impact your investment strategy in 2024. Here\u2019s a brief breakdown of the U.S. real estate market now:&nbsp;<\/p>\n\n\n\n<p>The U.S. is experiencing a housing shortage. According to the National Association of Realtors (NAR), the monthly housing supply (the number of months it would take to sell all houses for sale at the current sales rate) is&nbsp;<a href=\"https:\/\/www.bankrate.com\/real-estate\/low-inventory-housing-shortage\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">around 3 months<\/a>. In January 2022, it hit a record low of just 1.6 months. A balanced market would be 5-6 months.&nbsp;<\/p>\n\n\n\n<p>The lack of housing inventory has kept home prices high. In fact, home prices have been rising for&nbsp;<a href=\"https:\/\/www.bankrate.com\/real-estate\/case-shiller\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">seven months straight<\/a>. In Q3 2023, the median home sold for&nbsp;<a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">$431,000<\/a>.<\/p>\n\n\n\n<p>Part of what\u2019s keeping home supply down and prices high is the rapid rise of mortgage rates. Ever since the Federal Reserve started hiking its key interest rate last spring, mortgage rates have risen, deterring many homeowners from selling and giving up their locked-in low rates. As of November 17, the average 30-year fixed mortgage rate is 7.44%, down from its&nbsp;<a href=\"https:\/\/www.bankrate.com\/mortgages\/eight-percent-mortgage-rates\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">recent 8% peak<\/a>&nbsp;but up from an&nbsp;<a href=\"https:\/\/freddiemac.gcs-web.com\/news-releases\/news-release-details\/mortgage-rates-hit-record-low-yearend\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">all-time low of 2.6% in 2020<\/a>.<\/p>\n\n\n\n<p>This \u201clock-in effect\u201d on current homeowners has constrained existing home supply and kept home prices high (despite higher mortgage rates also dampening buyer demand).\u00a0<\/p>\n\n\n\n<p>Consequently, real estate transactions are down. In September, existing home sales fell to a seasonally adjusted annual rate of&nbsp;<a href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-fell-2-0-in-september\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">3.96 million<\/a>, the lowest it\u2019s been since 2010.<\/p>\n\n\n\n<p>As a real estate investor, these trends mean finding property deals can be challenging and may require getting creative.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p>Every real estate investment involves risk.<\/p><\/blockquote>\n\n\n\n<p><strong>3. Follow an investing strategy<\/strong><\/p>\n\n\n\n<p>Knowing the state of the real estate market, you can start forming an investing strategy.&nbsp;<\/p>\n\n\n\n<p>For example, given the low supply and high prices of homes for sale, you may want to focus on off-market opportunities.&nbsp;<a href=\"https:\/\/propertyonion.com\/education\/how-to-start-investing-in-county-foreclosure-tax-deed-auctions-wholesalers\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Tax deed and foreclosure properties<\/a>&nbsp;can be great options because they\u2019re usually not listed on sites, like Zillow, or even the&nbsp;<a href=\"https:\/\/www.investopedia.com\/terms\/m\/multiple-listing-service-mls.asp\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">multiple listing service<\/a>&nbsp;(MLS). So, you may face less competition and find hidden gems. In September, foreclosure filings were&nbsp;<a href=\"https:\/\/www.attomdata.com\/news\/market-trends\/foreclosures\/attom-q3-and-september-2023-u-s-foreclosure-market-report\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">up 8% from August and 15% from September last year<\/a>.&nbsp;<\/p>\n\n\n\n<p>Other real estate investing strategies you can explore include house hacking, flipping, wholesaling, the&nbsp;<a href=\"https:\/\/propertyonion.com\/education\/how-to-brrrr-like-a-boss\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">BRRRR strategy<\/a>, and more.&nbsp;<\/p>\n\n\n\n<p>The key to success is to manage risk, stay accountable, and track your progress. The famous Peter Drucker once said, \u201cYou can\u2019t improve what you don\u2019t measure.\u201d So, keep careful records of your expenses and revenue to maximize your return on investment.<\/p>\n\n\n\n<p><strong>4. Research locations and properties<\/strong><\/p>\n\n\n\n<p>\u201cLocation, location, location\u201d is the number one rule of real estate. It means no matter how nice a property is or what condition it\u2019s in, its value will always be tied to&nbsp;<em>where&nbsp;<\/em>it is.<\/p>\n\n\n\n<p>This is because more people want to live where there are more job opportunities, attractive amenities, good infrastructure, and nice weather. As demand for an area goes up, so does the value of its real estate (and vice versa).&nbsp;<\/p>\n\n\n\n<p>As an investor, you can capitalize on the increasing buyer demand in attractive markets. For example, Florida was the&nbsp;<a href=\"https:\/\/www.census.gov\/library\/stories\/2022\/12\/florida-fastest-growing-state.html\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">fastest-growing U.S. state in 2022<\/a>&nbsp;for the first time since 1957. Its population grew by 1.9% to over 22 million. If the state\u2019s population growth continues to outpace that of other states, an investment property here could yield a relatively strong appreciation in value. An influx of residents could also keep rental demand high, leading to low vacancy rates and higher cash flow.&nbsp;<\/p>\n\n\n\n<p>To stay on top of the most profitable real estate markets, keep a close eye on demographic and economic trends nationwide.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\"><p>Timing the real estate market is impossible. But savvy investors know how to adapt to changing conditions to win in any market. <\/p><\/blockquote>\n\n\n\n<p><strong>5. Plan exit strategies<\/strong><\/p>\n\n\n\n<p>Every real estate investment involves risk. A tenant could stop paying rent, a&nbsp;<a href=\"https:\/\/propertyonion.com\/education\/how-the-impact-of-hurricane-ian-will-affect-the-florida-real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">natural disaster could damage your property<\/a>, or local home values could drop.<\/p>\n\n\n\n<p>One risk that many first-time investors fail to consider is getting stuck with an underperforming property. Some deals just don\u2019t work out the way you hope, and it may not even be your fault. But being unable to get out of a bad deal makes a bad situation even worse. This is the most obvious way to get out of a real estate deal. But remember that real estate is relatively illiquid, meaning it\u2019s a slow transaction and it\u2019s not always easy to find a willing buyer who\u2019ll pay your asking price.<\/li><li><strong>Refinance<\/strong>.<strong>&nbsp;<\/strong>Though not a hard exit, refinancing may let you lock in a better deal on the property\u2019s mortgage. For example, you may be able to refinance at a lower interest rate to reduce the final cost of the loan.&nbsp;<\/li><li><strong>Conduct a 1031 exchange<\/strong>. This lets you defer paying capital gains tax on a property sale by putting the sale proceeds toward another similar property of equal or greater value. That way, you\u2019re left with more money to reinvest. Do multiple&nbsp;<a href=\"https:\/\/propertyonion.com\/education\/section-31-tax-deferred-exchange-an-investors-guide-to-benefits-and-advantages\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">1031 exchanges<\/a>&nbsp;in a row to put off capital gains taxes indefinitely.&nbsp;<\/li><li><strong>Bring on another investor<\/strong>.
