anyone know the best roof type to go for

My wife and I just bought a cheap fixer upper in Margate unfortunately it needs a new roof does anybody know the cheapest type to go forthat a buyer's lender would be accepting. We've been to three different roofing contractors had three different stories with varying prices it's like the Wild West.

Turns out we did not need a new roof, just some extensive repairs which was far cheaper than getting a new roof, thanks for the recomendation though.
