Mortgage Reporting on Title Search

Greetings, I would like to know what appears in the Mortgage Report when you run a title search. Does it show how delinquent it is? Or if is fully paid? How much it owns, etc. Thank you all.

If the forclosure case has already been filed there is lots of information you can find by looking at the case itself. For example, in Volusia County you can go to clerk.org and look at case 2022 31166 CICI. One of the first documents you will see listed on the docket is #5, a real property worksheet. See attached. This shows what is owed around the time of filing. As the case progresses, the interest builds, until it reaches the point where it goes to auction, then you will see that final judgement amount. 📎 example.docx


Only the mortgagee and mortgager know what is owed as of today on a mortgage. The rest of us have to give an educated guess using the dates and terms of the mortgages and an amortization calculator.

Title searches can only show you the origination amount, not the balance.

Only way to get the balance is a payoff request and you need written authorization from the borrower for that. Once you hold title there are ways to get the balance.
